Hi all well they came out 2 days ago to check on my gas floor furnice and they had to go under the house well he came up to me after he was thru and told me that the unit was on the ground laying on its side .. he said that it didnt have a hole in it like the other guy said but he said that it couldnt be fixed and he left.... well 2 days later which was yesterday he came over again ... and he brought some stuff with him and he said he was over here to fix my furnice ... i told him i thot it couldnt be fixed he told me that the landlord said to fix it at any cost.. so i said by any cost but he dont want to put in central air and central heat??? he said he didnt want to put that much money into it ... I said well i thot you just said at any cost . Then he said that the landlord told him that i was his best paying tennant i said then take care of me ..!!!!! wow i was so angry ... my precious friend invited me over for supper last night and i told her this story then i just broke down and cried,..... well bout ready to again here... well thats my story and im sticking to it .... thanks for letting me spue hee hee rolleyes.gif i love you all thanks for being there for me yes the heater is fixed for now... who knows

I'm so glad your heater is fixed now, but your slumlord doesn't go to much trouble for his "best tennant" does he.
PLEASE get a carbon monoxide detector if you heat with gas. It doesn't take long for it to kill birds and they if you are asleep it will kill yout too. WalMart has them. Please do that for your own safety if you do not have one.

Wow, that's pretty crappy service for the best paying tenant.........I live in an apartment owned by a slum lord too.......sniff. I understand.

hi all thankyou so much for your kind words here... just an update they kind of fixed my heat so far... the other day on the 7th the maintenance showed up after not seeing him for 5 weeks he came to get the check for the rent then i asked him one more time please fix my inside phone lines and please fix some outlets he said he surely would be over saturday or sunday well now it is tuesday 1:05 pm and he hasnt showed up yet to fix these things and these things has needed to be fixed for 4 years ..... thanks again for all you people .... rolleyes.gif i think forgive me if im wrong here but dont you think he just came to get the check???? cause you know i told you all that i was on time every month with the check... so he picked it up and disapeared ha ha ha ha ha ......

I'm pretty sure in most states you have the right to hold the rent untill things are fixed . I would check the laws in your state. Just a thought smile.gif

SECTION 121. Landlord's breach of rental agreement-Deductions from rent for repairs - Failure to supply heat, water or other essential services-Habitability of dwelling unit
1. Except as otherwise provided in this act, if there is a material noncompliance by the landlord with the terms of the rental agreement or a noncompliance with any of the provisions of Section 118 of this act which noncompliance materially affects health or safety, the tenant may deliver to the landlord a written notice specifying the acts and omissions constituting the breach and that the rental agreement will terminate upon a date not less than thirty (30) days after receipt of the notice if the breach is not remedied within fourteen (14) days, and thereafter the rental agreement shall so terminate as provided in the notice unless the landlord adequately remedies the breach within the time specified.
2. Except as otherwise provided in this act, if there is a material noncompliance by the landlord with any of the terms of the rental agreement or any of the provisions of Section 118 of this act which noncompliance materially affects health and the breach is remediable by repairs, the reasonable cost of which is less than One Hundred Dollars ($100.00), the tenant may notify the landlord in writing of his intention to correct the condition at the landlord's expense after the expiration of fourteen (14) days. If the landlord fails to comply within said fourteen (14) days, or as promptly as conditions require in the case of an emergency, the tenant may thereafter cause the work to be done in a workmanlike manner and, after submitting to the landlord an itemized statement, deduct from his rent the actual and reasonable cost or the fair and reasonable value of the work, not exceeding the amount specified in this subsection, in which event the rental agreement shall not terminate by reason of that breach.
3. Except as otherwise provided in this act, if, contrary to the rental agreement or Section 118 of this act, the landlord willfully or negligently fails to supply heat, running water, hot water, electric, gas or other essential service, the tenant may give written notice to the landlord specifying the breach and thereafter may:
1. Upon written notice, immediately terminate the rental agreement; or
2. Procure reasonable amounts of heat, hot water, running water, electric, gas or other essential service during the period of the landlord's noncompliance and deduct their actual and reasonable cost from the rent; or
3. Recover damages based on the diminution of the fair rental value of the dwelling unit; or
4. Upon written notice, procure reasonable substitute housing during the period of the landlord's noncompliance, in which case the tenant is excused from paying rent for the period of the landlord's noncompliance.
4. Except as otherwise provided in this act, if there is a noncompliance by the landlord with the terms of the rental agreement or Section 118 of this act, which noncompliance renders the dwelling unit uninhabitable or poses an imminent threat to the health and safety of any occupant of the dwelling unit and which noncompliance is not remedied as promptly as conditions require, the tenant may immediately terminate the rental agreement upon written notice to the landlord which notice specifies the noncompliance.
5. All rights of the tenant under this section do not arise until he has given written notice to the landlord or if the condition complained of was caused by the deliberate or negligent act or omission of the tenant, a member of his family, his animal or pet or other person or animal on the premises with his consent.

you folks are sure going to a lot of trouble here thankyou so much i appreciate it very much ----- now for the bad news -- there is no cleaning deposit here and no first or last months rent and no tenant agreement and no rental contract... so plus if they want they can get rid of me no questions asked cause i have a lot of birds 29 so i am just biding my time here hopefully by this time next year or one more year after that i will be in my own house thankyou so much for everything everyone but i dont think in this case i have a leg to stand on here i love my birds and i dont want to jeopardize that cause i have no place to go.......at this time

Well the question is, how attached are you to tulsa? There are so many other places in oklahoma to live in. Plus the more rural places are cheaper and more likely to allow you to have a flock of fids. Not to mention that the farther south you move the closer you are to me! So it gives me more of an oportunity to sneak into your house at night and increase my bird population!
